He says the property currently includes 3 acres (1.2ha) of shiraz grapes that yield about two tonnes per acre.

“There is a private agreement between the current owner and a neighbour- the neighbour maintains and harvests the grapes and then sells them to Penfold Winery.

“It is an agreement that could certainly continue,” Mr Bressington says.

Alternately, he suggests the next owner might like to expand and take over the vineyard themself.

He had already had interest from overseas Asian buyers, in particular, interested in setting up their own wine label.

Interest has also come from “mum and dad buyers” who live locally and are looking for a dream family lifestyle home.

Arguably the best thing about the property is its outlook — Mr Bressington describes the views from the top of the vineyard as the best he has ever seen. They extend right across Adelaide to the ocean.

“All the infrastructure is there and you could build a dream chalet at the top of the hill (subject to council consent),” he says.

“There is also plenty of room for a swimming pool and you could level the bottom of the block to make a tennis court.

The existing property is also perfectly liveable.

“It’s quite a nice home from the 1970s,” Mr Bressington says. “It’s a big place with parquetry floors, two bathrooms and three to four bedrooms.

“It could also be renovated or extended.”
