New residential property sales records for Toowoon Bay and Lake Munmorah

TWO recent property sales have set new suburb records on the northern end of the Central Coast.

A Toowoon Bay property has been sold to a Sydney buyer off market for $3.56 million – a whopping $285,000 more than the previous suburb record.

The stunning oceanfront home at 121 Toowoon Bay Rd was located in a highly sought-after elevated ocean front position.

“I did an appraisal for the vendors about two years ago and recently contacted them to see if they were interested in selling,” agent Cathy Maxworthy of McGrath Long Jetty said.

121 Toowoon Bay Rd had been refurbished by the vendors.

“The buyers had been looking for something like this in Toowoon Bay for quite some time, so were quick to make an offer.”

On a steep grade overlooking the beach, Ms Maxworthy said that the owner, who worked in the building industry, had spent about $400,000 just on ground work.

“The foundations of this property are rock solid,” she said.

“The house has been completely refurbished too.

It would be hard to beat this kind of outlook.

“The property has a great aspect, really private. There is this sandstone wall at the front, so you can’t even see the block from the front door.”

The previous suburb record was held by 116 Toowoon Bay Rd, which sold in 2016 for $3,275 million.

Meanwhile a Lake Munmorah acreage has recently sold for $1.22 million – the highest single residential property sale for the suburb.

The 1.05 hectare property at 115 Elizabeth Bay Dr included a tranquil rainforest and natural bushland backdrop, backing onto the Munmorah State Recreation area.

Selling agent Shaun Coffey from Capital One Wyong said that the house was purchased by a local business owner.

“The property was in a beautiful location, and there is a beach nearby on the other side of the bushland,” he said.

“The house was really well-kept with fresh neutral interiors.”

With five bedrooms, three bathrooms and a five car garage, the property offered a lot of space, however the owners were looking for something even bigger.

“The vendors have bought a farm, and the buyer was also upgrading in size,” Mr Coffey said.
