Sale of Hyde Park home sets new precedent for King William Rd

A HYDE PARK home has set a new precedent for luxury homes on King William Rd, having become the first $2 million dollar sale along the sought-after, cosmopolitan stretch.

The two-year old property at 217 King William Rd, sold within its price guide of $2.3 million to $2.5 million — topping the previous record holder, 207 King William Rd, by more than $685,000.

Selling agent Cynthia Sajkunovic of Ouwens Casserly Real Estate said the property, which is currently under offer, attracted an “amazing amount” of interest from local buyers.

“The home was custom-built in 2016 — so it’s only two years old and of really high quality,” she said.

“The property was sold via an expression of interest campaign and we had an amazing amount of interest from locals and eastern suburbs buyers — especially from people looking to scale down from a large family home but still wanting something stylish and of top-end quality.

“Of course, the fact that it’s located along King William Road also appealed and I think the sale really set a new precedent for the area.”

Designed by Girardi Design to provide a practical floorplan, the courtyard-home has been designed around a mineral and saltwater swimming pool with solar heating.

Inside, the home features three bedrooms and three bathrooms, as well as plenty of extras, including 3.8m ceilings, underfloor heating underneath chic polished concrete floors, and a sound insulated home theatre room.

With spring traditionally Adelaide busiest selling season of the year, Ms Sajkunovic said she predicted more top-end sales in the months ahead.

“Adelaide is getting in nice and early for the spring selling season as the sale of this home shows,” she said.

“There’s a feeling of anticipation of what’s to come among buyers and agents have been busy collecting new (housing) stock.

“I think we’ll see a great choice of property coming to the market very soon.”
