A dream home built off the coast of Aotearoa’s (New Zealand) mainland, on the northern edge of Waiheke Island, Boatshed Bay by Patterson Associates is a private beach house nestled on a sprawling 4.5-hectare site.
Named after the bay the house is perched upon, the dwelling is a dream home built around a series of self-contained volumes, designed to embrace seaward vistas. “I think it’s really important to design a beach house that’s on the water, from the water, because that’s the prettiest view and that’s the view people remember,” notes Andrew Patterson, director at Patterson Associates. Working alongside project lead Richard Andrews and builder Kevin Glamuzina, the team were able to conceive a robust home intrinsically linked to its location.
Referring to the gradual expansion of the typical New Zealand beach house, Patterson revelled in the fact that the family decided to demolish the original house and create a dream home built from scratch, meaning the architecture was able to be designed as a whole. “For us, it was the simplicity and the relationship and the unity between the concept and the detail of it that really was going to make the house sing,” says Patterson.
The architecture of Boatshed Bay is equally about the outdoor spaces as well as the interior design. “This part of New Zealand is a very temperate, almost subtropical environment,” says Patterson. Spread around a central pool, two volumes outline a U-shaped floor plan, while a smaller cottage was also relocated onsite and refurbished for visitor accommodation. “The courtyard forms the main circulation of the house,” notes Patterson, “There are no corridors or lobbies in this house … all of the rooms naturally open out into the courtyard.” This architecture allows the home to feel casual and informal, creating opportunities for people to bump into one another while wandering between inside and out.
The team constructed a dream home built with a few main materials – grey sea-aged timber, in-situ concrete, and brass and bronze. Robust materials are favoured for the facade and interior design, the building sitting atop a concrete raft and framed by a steel-and-timber roof. “Cedar used on the project was from Rosenfeld Kidson, who we worked with to deliver a beautiful cladding solution that consists of a custom vertical batten, so we ended up with a seamless solution with no visible fixings,” says Andrews. Natural stone also features throughout the interior design, complemented by a copper standing seam roof and brass hardware in the bathrooms and kitchen.
For Patterson, his favourite part of a dream home built on Waiheke Island is in the detail, “which is so rigorous for such a casual house.” For Andrews, “it’s the beautiful ribbon roof, which looks like it’s floating over the glass.” He adds; “Having the opportunity to revisit Boatshed Bay after five years, the house sits beautifully in the landscape, the materials have weathered, and the house sits beautifully within the environment.”
