“An Architecture Not Functional, But Opportunistic” | LLF House

The LLF House, designed by Obra Arquitetos, was built on a steeply sloped plot. Its design maximizes the connection with nature, integrating indoor and outdoor spaces. Constructed with cast-in-place reinforced concrete, the house is organized across two levels: the social area and pool are located on the rooftop, while the bedrooms on the lower floor have direct access to the garden and a lake, which also serves as a reservoir for irrigation. The project prioritizes cross-ventilation, thermal comfort, and a contemporary aesthetic in harmony with the natural surroundings.

**** The title, “An Architecture Not Functional, But Opportunistic,” references a quote by renowned brazilian architect Paulo Mendes da Rocha. His perspective aligns with the design approach of this house, emphasizing solutions that respond thoughtfully to context and purpose rather than adhering strictly to conventional functionality.

This project was a full renovation of a 1970’s ranch house. The original house was chopped into multiple small, disconnected spaces. In the nineties a large and awkwardly placed addition was built to capitalize on the lake view. FORWARD was tasked with trying to navigate the constraints of the existing condition along with negotiating the desires of the artist clients, one of whom wanted a contemporary minimal interior while the other, a collector, was more interested in the distinct rooms of the turn-of-the-century houses. The finished house is a series of discreet rooms that are continuously linked. The entry space acts as a gallery and has been widened to create a clear relationship to the addition. What had been the original house has now been divided into kitchen, a combined living/dining room, and an office/guest bedroom. In the bedroom wing, a new master was created out of two smaller existing bedrooms. The house acts as a container for the owner’s collections. It is contemporary, minimal and spatially open, but at the same time affords the distinction of traditional rooms.

  • The Francis Residence, 1952

Willard Hall Francis, Architect The Francis Residence, 1952. Located on 3/5 of an acre in the highly-desirable Crestwood Hills neighborhood of Brentwood, this vintage mid-century modern home is preserved in time, cherished in its original condition and ready for the next steward to be brought lovingly into the new millennium. The open plan is organized around a central atrium, with floor-to-ceiling glass and clerestory windows bringing natural light into every room. A wood-burning fireplace warms the public spaces, and each room is articulated with old-growth redwood siding, authentic cabinetry and custom built-ins. Down to the last detail, the classic tile, antique hardware and rare light fixtures remain intact. While the large site with more than half an acre appears to provide ample room for additions, remodeling, a second story and even larger development opportunities, the existing home most likely qualifies for historic landmark registration and attendant property tax benefits.
