With large rooms and ocean views, Dune captures the core of luxury beachside living inside an apartment. Crafted by Rothelowman and interior design firm The Drawing Mill, the 12 homes occupy a floor each, celebrating calm, open spaces.
The Dune apartment block is a slender tower found in front of Main Beach. Set on a wide site, the project embodies a built response to a coveted location: airy living areas flow to large balconies while sliding doors and timber screens also connect residents inside an apartment to the outdoors. “Dune is an exclusive collection of just 12 whole-floor luxury residences,” explains Michael Kollosche, managing director of independent agency Kollosche. “Each of them is a sanctuary of sophistication and serenity.
To enter the block, residents ascend a set of stairs through lush gardens; the sweep of the stairs echoes the soft slope of a sand dune. Inside, a long corridor offers views of the ocean and resort-like amenities, including an infinity pool facing the beach. “The building was designed with privacy in mind,” says Kollosche. “Thoughtful layouts and strategic landscaping ensure that residents can enjoy their views without compromising their privacy.”
Dune enables a relaxed lifestyle by the beach inside an apartment. In the kitchens, Miele products are chosen for the cooktop, range hood, microwave and dishwasher. “All of the apartments feature top-of-the-line Miele appliances known for their quality and performance,” says Kollosche. “Beyond their functionality, Miele appliances add to the seamless, luxurious experience envisaged for Dune, enhancing both the visual appeal and the lifestyle offered.” Behind the kitchen is a butler’s pantry, which allows the social space to remain uncluttered while residents entertain. Elsewhere, the laundry room is fitted with an eight-kilogram washing machine set below a Taj Mahal quartz benchtop.
To meet the needs of a buyer choosing a whole-floor home inside an apartment building, Rothelowman includes a multi-purpose room that can be used as a lounge or office. The rest of the home is crafted with the same strategic approach to space. In the main ensuite, a modern bathtub sits amid natural stone floors and curved forms softened by natural light. The main bedroom also has a gentle visual character, with plush wool carpet, a custom walk-in wardrobe and a Juliet balcony.
While the design of Dune maximises natural light – pairing large windows with open floor plans – it also centres on luxury in the Main Beach context. Taking cues from the natural surrounds, The Drawing Mill uses warm, natural materials throughout the apartments, such as travertine tiles, quartz benchtops and a travertine island bench, which contrasts the simple kitchen tile. “Dune’s interiors are a study in timeless seaside elegance, blending classic and contemporary elements to create a space that feels both luxurious and relaxed,” says Kollosche.
Set in a warm climate, Dune offers residents an oasis of calm in a unique location. The elevated design of the project, executed by Rothelowman and The Drawing Mill, presents a refined and inspiring take on beachfront luxury inside an apartment.
