KOTO is a minimalist residential development located in Brussels, Belgium, designed by Notan Office. The design of the new building is strategically aligned with Philomène Street, taking advantage of clear views and favorable sunlight. This positioning allows for impressive views, creating a dynamic interaction with the urban landscape. The building’s design aims to highlight the site’s potential while offering residents control over the surrounding courtyard and garden areas. The street-facing structure rises prominently, establishing a connection with the street. A separate structure within the inner area divides the outdoor space, creating both a private patio and a shared central garden. The front building houses two two-bedroom apartments and a four-bedroom duplex, while the central part of the project includes a three-bedroom duplex and a workspace.
This diverse mix of spaces underlines the project’s commitment to offering a variety of living and working environments, all while staying true to the character of the surrounding area. The facade of the building plays a crucial role in the project’s integration into the urban context. It stands out for its distinct, lighter materiality compared to neighboring structures, allowing them to retain their architectural prominence. This thoughtful approach to the facade design enhances the dialogue between the new building and its surroundings. The project, dubbed KOTO, skillfully blends various types of living spaces — from two to four bedrooms — along with a professional area. Despite the limited space and urban density, KOTO successfully creates a unique community within the city, linked by shared outdoor areas. The courtyard houses a combined residential and office space, fostering a sense of community among the occupants.
