TWO acreages in Adelaide’s northeast offer buyers a serene, rural lifestyle but are actually set in suburbia.

The properties – one in Golden Grove and one in Greenwith – are set on massive parcels of land, but both are just minutes from major local shopping precincts and schools, and only about 35 minutes from the city.

GREENWITH

One of the properties is at 3 Eider Court, Greenwith, which sits on a 16.62ha allotment.

It features a well-maintained five-bedroom house with two bathrooms and multiple living areas, including a purpose-built glass-encased room to take in the rural surrounds.

There’s also a detached laundry with a third bathroom, an inground pool, a greenhouse pergola, sheds, a chook yard, and a large workshop.

Selling agent Rob Lonie, of LJ Hooker Walkerville/Modbury, says the vendors have lived in the property for about 40 years and raised their now grown up children there.

“They relocated from interstate many years ago,” Mr Lonie says.

“They were after all the conveniences of a residential area and the amenities that come with it, but wanted a peaceful lifestyle and for their kids to be able to have gokarts, motorbikes, to be able to kick a footy and play music.”

The property has a Hills Face zoning and cannot be subdivided.

Mr Lonie says interest in the property has been “strong” with a dozen groups through the first open.

“They were all people that lived in Golden Grove already, and one was from Port Pirie,” Mr Lonie says.

“It’s been a mix of people who are older and want to live that way, or up and coming young people with families and a business.

“Generally it’s people who have lived in or around the area, or grown up there, and want to stay but want land.

“Some also have large farms and live further out and want the same lifestyle.”

Mr Lonie says the sale is a rare opportunity for buyers.

“They don’t come up often, there’s been a four-decade wait for this one.

“You also don’t get opportunities like this in a lot of capital cities.”

Mr Lonie says the property is ideal for someone with an interest in cars or other vehicles, and who also wants to work from home.

“The perfect buyer is someone running a business and need lots of space, but still needs to be close to schools and amenities.”

GOLDEN GROVE

The second property, meanwhile, is located at 132 Seaview Rd, Golden Grove, and is set on 4.75ha. It includes a large colonial-style home with five bedrooms and a sprawling 514sqm of living space.

There’s also a shed that has been converted into what selling agent Bruce MacDonald of G&O Real Estate calls an ideal “teenagers retreat” or student accommodation. It boasts two bedrooms, an open-plan kitchen, meals and living space, a bathroom, a storeroom and a garage.

Echoing Mr Lonie’s sentiments, Mr MacDonald says properties of this type appeal to a “select market” and this one also has Hills Face zoning and cannot be subdivided.

“Interest has come from second homebuyers, and all the calls have been from locals, and one from Salisbury,” he says.

“I think it would suit three-generation families where the grandparents could live fairly independently within the house.”

He says properties of this type are rare for the suburb.

“There are similar style acreages in Yatala Vale, but when you think of Golden Grove you tend to think of courtyard homes.

“This is rural living only 35 minutes from the city. You feel like you’re in the country.
